Survey
A boundary and topographic survey was completed by Reeve & Associates as part of the site engineering package for the Wasatch Drive multifamily project. The survey includes property boundaries, monuments, adjacent deeds, easements, and topographic data required for site planning. No material survey issues were noted.

The site is approximately 0.95 acres and has historically been used as a stormwater collection basin. Based on FEMA Flood Insurance Rate Maps for South Ogden, the property does not lie within a FEMA Special Flood Hazard Area (100-year flood zone). No floodplain development permit is required.
Wetlands
No jurisdictional wetlands are mapped on or adjacent to the property according to the National Wetlands Inventory (NWI). The site consists of previously disturbed stormwater storage land with no hydric indicators.
Vesting
A zoning vesting letter dated May 26, 2021 requests that the project retain “grandfathered” parking rights based on the previous code applicable when Heavy T, LLC purchased the property. The developer seeks approval to proceed under earlier requirements (prior to the City adding .25 stalls per unit).
Utilities
Utilities are present and serviceable within the Innovation District, with water and sewer confirmed in the network area. Site development should have access to municipal utilities with standard connection requirements.
