Unit Apartment Community
In partnership with South Ogden City, Steward Land Company transformed a blighted 0.9-acre municipal detention basin—once fenced with barbed wire and long viewed as an eyesore—into a high-quality residential community aligned with the City’s strategic goals. As a trusted consultant, we brought forward a creative redevelopment concept that buried the necessary stormwater infrastructure and reclaimed the site for productive use, ultimately securing entitlements for a 37-unit apartment project. After “papering” the project, we sold it to a long-standing partner who completed construction, delivering a successful community asset. This initiative marked one of Steward’s earliest forays into real development and stands as a meaningful part of our origin story.
